We need more supply to do that.

We're currently looking for ways to streamline supplies for cleaners (toiletries, towels, item replacements) and handle small handyman issues.

It would be new furniture and updated appliances, but still need to think of capital expenses.Basic Supplies (tp/shampoo/paper towels) - $200 per monthCleaning - $250?

Supply is lower, interest rates high, and people are locked into there houses. 

And without getting battery backup, they really aren't comparable to your basic Elec power supplied by the power company......I.E. you have a power outage, what do you do at night?

In those two specific states there is just a ton of build-able lots especially SWF so you dont have a supply issue like other areas of the country that are supply constrained and therefore prices are holding or even rising a tad.

Senior Living here is in short supply and high demand - good luck!  

For a scope like yours, it typically takes 2-3 months with a solid GC, though sometimes supply issues can stretch that out.

I'd look at crime rates and I'd also look at multifamily supply projections to see how many units are expected to come online in the next few years. 

Know the demand and supply in the area.
