You will go through a lot of bad potential renters before you find a good one. 

As you look to scale, just make sure to hold/build reserves for when repairs come up and take your time screening tenants as you will find a vacant unit is much less stressful than dealing with a bad tenant.

I feel like after this tenant - the stuff may be in bad condition. 

I see this home and what you paid and while it's not at all a bad price, I've seen investors offering that size in Palm Bay for as much as $15-25k lower.

One of my grips is that Pace is  getting groupies all excited and is making a method that could be used Respectfully in the right situation look bad for promoting it heavily among noobs.  

I remember it well as a buy and hold guy it was brutal for the developers it was as bad as it gets.

I had a long reply, but my computer did something.There are good and bad PM and at the end of the day no one will care about the home as much as you do.

However they made it clear that unless we would pay them something unreasonable, they weren’t leaving without a fight.
