Now as we started into the work we realized the exterior meter base (10 meter base) is all rusted and will not pass inspection.

Do you need to add exterior storage sheds for each unit?

I don’t believe anyone cares what it looks like on the exterior.

The one we were looking at really needed all new wiring and quite a bit of exterior woodwork to be redone. 

Fortunately, they were near the exterior wall and I was able to "evict" the nest myself from access of the ducts inside.   

We wanted to paint the exterior of the house vs putting siding on, but the weather did not cooperate for a few months adding carrying time which was expensive.

When calculating cap, and other deal analysis criteria, none of them talks about how to assess the property in terms of its appreciation based on structural quality such as brick exterior versus vinyl.

During this time, inspect any agreed repairs, inspect all appliances, check whether all doors and windows are secured, working properly, or to your satisfaction, belongings of the seller are completely removed, check for signs of mold, check electricity and outlets, and inspect the exterior & backyard.
