My point is cash has no exclusivity on being legally clean and far from it.

In addition to managing 65+ units in the greater Tampa area I also am a broker who almost exclusively represents investors buy the best available STR properties both on and off market. 

Finding some sort of value-add aspect or buying at a discount means you either create or walk into equity, which protects you.

To succeed with the BRRRR strategy, focus on buying properties at a discount, work with trusted contractors, and plan for refinancing timelines.

Unless you're buying it at a deep discount, no $280k home rents for $2,500.
