I'm saying this as a caution to those who think subprime caused everything - in reality, subprime was the catalyst (ie, COVID today) and as the equity disappeared, people defaulted in droves, as soon as it became Socially Acceptable to do so.COVID essentially just gave everyone a free pass to default, and not be embarrassed. 4th qtr 2021 is the concensus, among those I still talk to regularly in the Default Servicing space(I used to own a mortgage lender/servicer company, back in2007, got out with my skin but barely.

We just started talking about him potentially providing me a loan and his advice to me was “if you’re putting in an offer that you’re not embarrassed of then you probably went too high” which I found funny and pretty interesting.I’m a newbie so take it with a grain of salt coming from me.

I think it would be really helpful to put together a "business plan" while he does his research to prepare for a purchase early next year, but was embarrassed to say that I don't really have a good template for real estate investors.

@Desmond Fielding have done it twice and both times did not go well.1) We're still friends, but I'm still owed money2) I'm still owed money, but we're not friends, mostly from their embarrassment.
