Basically, the agent will send you a form asking you for the value of the property, the contents of the property, electronics and appliances, glass breakage, how many stories the house/condo has, the distance from the ocean, etc. 

And if you have areas say in the basement where you want to make it uncomfortable for the mice there are some flashing light devices you can get.

As with most extended warranties such as cars, electronics, etc your almost always better off self insuring. 

I would also like to get one of those devices to monitor for smoke and noise (not sure what to get for this either)  What recommendations do you have for a deadbolt keypad that I can change out the code for each new guest?  

Once that happened I realized that people were openly blatantly breaking the rules and there would be potentially more issues.Every door has electronic locks with a personalized door code only the guest has (I have a key and a owner code).

For RBR - I use electronic door locks on each bathroom, 2-3 people per bathroom, build in a cleaner per month or every 2 weeks to the contract, supply toiletries and basic condiments, ensure your fridge/kitchen space is big enough and make sure you have parking.

I like Schlage electronic locks with a key backup. $120 and installs in under ten minutes.

Add a Smart TV or a Roku device to the list, along with a charcoal grill.  99% of my renters are guys with a high school education making around $2500/week. 

Guest simply needs to turn on the TV and go to the Spectrum app on the Roku (or any similar device), which I tell them on my "house rules/faq" sign right at the front door.
