If they pay through an electronic software system, debit cards or coming out of their bank account directly are less expensive (can be $5 or less).We did have a credit card dispute recently but it did not take that much time for us to reply (It was a renter for one of our client's property who paid rent and disputed the payment).

Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.
