everyone wants the distressed assets you're trying to find.the short answer to your questions is: start going to lots and lots of meetups and network in person.i would also think about house hacking as soon as you can.

But don't let them know it.It amazes me how many of our members at MassRealEstate dot net have an Asset worth $300-500k Rent it for .5-1% of value and hardly pay attention to it, yet chase a tenth of a percent in CD rates;-)

Additionally, most of the costs to make an asset ready for it's intended business use are capitalized and part of the cost of the asset.
