I explained how it would be in their best interest to assist with the process having the house tidy, showing it for me to prospective renters, and relaying to the prospective renter how I was as a landlord.The only other thing I requested from my departing tenant was to be out of the house 4 days before the end of the month. 

Can anyone recommend a property manager for our interview process?

Make a list of all four properties go once.

I will always look at the air handler and make sure tenants are installing fresh filters (most neglect this item).

It makes the math very tough on purchasing, at least from my perspective. 

Make them build them, so they own them. 

I know that a lot of newer investors have trouble understanding the rental license process in Philadelphia and what must be done. 

Most HOAs in this area don't allow short term rentals, only long term tenants. 3) Make sure you have a great team to guide the transaction so nothing gets missed!

They accept it as a cost of there decision.
