Although sounds like some major damage has already been done.. having been in the note business ( private notes) I would personally never hire a servicer we handle all our own collections and servicing..

As there is only a one lane asphalt driveway that goes between the building and the east property line the contractor will have to operate his heavy equipment there and will hurt tenant access and definitely damage the asphalt.

(I understand upon learning the per is an ESA or Service Animal, one cannot charge pet rent....but these are still animals and can cause damage to the property.
