The service that came to mind is Cozy, they are doing a lot of pushing of their services here but their site says all 50 states and Puerto Rico.  

Perhaps you could also try encouraging him to get setup on automatic payments too, like the kind offered through Cozy, so you don’t have to go through this every month going forward.

@Tyler Speelman I use all of these, except Cozy (which we DO use for background/credit checks AND rents, LOL).

However, why not just use Cozy?

@Cameron Riley I only have a couple properties, so I use excel and cozy to keep track of everything.
