I guess you could just be hardlined and not negotiate on anything and hope they cancel because of inspection or on a counter-offer or something else.

On the MLS, list price was $74,999, I came in at $68k counter offer was $70K, I held at $68k and was later accepted, home inspection showed a few moderate issues, renegotiated to $60k and was accepted How did you finance this deal?

I do it a little different I tell the agent I want to put in an offer on a property they listed (double commission)  BUT before I tell them what I want to offer I say seller will only have 24 hours to accept and I won’t entertain any counter offers I also link the agent to another property stating:  if the seller doesn’t accept or counters I want to put in an offer on this other property.

I've placed multiple offers already through my realtor agent ( offering more so buyer pays closing, offering asking price while I pay closing ,  offering over asking price while I pay closing )  and none of them have worked, not even with the possibility to counter offer.

You will likely not be accepted, but you will at least get a computer-generated counter-offer form HUD that will tell you what their current minimum acceptable "net" is.
