If I want to read about wholesaling, I don't want to scroll through the Starting Out section to find wholesale posts, I want to read about it in the wholesale section while my mind is geared toward learning about wholesaling and grouping information in my mind about wholesaling.By looking at the post counts, it almost seems like all the other sections should be consolidated into one thread or the Starting Out section should be removed (or even better- fill it with stickies with general FAQs) to force posts into the proper sections.I think that it's almost an option where to put it- I could ask a rehab question in the rehab section, or just put it in the general since anything falls under general.

This way the GC can easily bid out each part of the job, and get me a bid much more quickly than if he has to consolidate based on my "room to room" list of things to do.I'll then have my GC give me a labor bid broken down into the following components:- Permits- Demo/Dumpster- Foundation- Roof Framing- Roof Felt/Shingles- Siding- Gutters/Soffits/Fascia- Decks/Porches- Landscaping- Doors- Windows- Wall Framing/Sheetrock- Electrical Rough- Electrical Final- Plumbing Rough- Plumbing Final- HVAC Rough- HVAC Final- Kitchen Cabinets/Countertops- Bathroom Cabinets- Bathroom Fixtures- Interior Paint- Exterior Paint- Carpet- Hardwood- Tile- Vinyl- OtherOther could consist of anything from install mini-blinds to replacing outlet covers to installing appliances.This generally gives me (and the GC) enough detail that the job can be accurately estimated, and if things change (or surprises are found), we can adjust individual areas accordingly.This also gives me a good idea how much each of his subs will be making, allowing me to figure out what his profit margins will be -- giving me some negotiating help if needed.If your contractors have an issue with filling this out, try telling them, "My lender is requiring me to break it down this way in order to approve the loan."

With QE3 all but guaranteed, investors will continue to run to gold as they have been.The demand for the metal will not go down in the manufacturing sector as China is cranking up to full capacity again and India will always buy; the 'safe haven' status will only get strengthened by the further debasement of currency.SLW, SVM, GG, GORO are especially strong right now due to the consolidation in January.

My main concern is converge for wind / hail / storm damage.I think a basic umbrella for personal / extending it to the property's would be adequate.Anyone else consolidated under one main policy and then actually had to DEAL with a claim?

I think my ideal final exit strategy would be to consolidate all of my equity into 1-2 large MFHs which  bring in my monthly income goal.I would love to invest close to home however i'm not sure if it would be the right move due to the high property values in the northern California area.
