Normal roof job is the shingles and any decking that is beyond saving and generally speaking most decking stays.

I recently had a new roof put on one of my rentals, and that is when I realized the skylight literally is mounted on some sort of frame box protruding off the roof plywood, and that, the skylight can replaced without touching the shingles at all.See first picture on this link: https://www.hometips.com/diy-h...This link is to an image showing how the skylight sits ontop of the said housing: https://www.pinterest.com/pin/...Thus, first find out, where is the leak?

The "workmanship" that we're seeing, across the board, is nothing short of disgraceful - paint hiding rotten siding, vinyl flooring over rotten sub-floors, "new" shingle roofs over 2 old roofs where the structure can't support it, load-bearing walls removed with no structural replacement, even a swimming pool that was buried.

Thank you all...Roof has some shingles off so they decided to end my contract :-D.....I will fix shingles and try another insurance company...but my agent said just fix shingles and reach out to him..he will reinstate the contract again and straighten everything out...

Often in Worcester they call the roof "historic" so you have to apply for a waiver to replace it with asphalt shingles if you want to do that.
