Be prepared to explain why the extension is necessary and demonstrate your commitment to closing the deal.

While you aren't going to have investors, i.e. it is very unlikely but not impossible, that people will commit to a deal before you have identified one, you do want to grow your network of possible LPs and nurture them.

This helps streamline the process and attract qualified tenants, while still allowing them the chance to view the unit before committing to an application.

It's important to choose that one and commit to using it.

We negotiated the price down a bit from $350k to $340k and the construction company is committed to pay 2% of seller's paid costs as incentives if I use their preferred lender.

@Mike Sather I haven't used them but the issue would be still having to have a hold deposit in case they commit and then bail. 

Real estate is a great asset but its not the only way to invest your money and not always the best way depending on your goal and commitment to it.
