Owner shall pay, except as provided elsewhere in thisAgreement, all expenses incurred by the Agent, including, but not limited to, reasonable attorney’s fees and Agent’s costs andtime in connection with any claim, proceeding, or suit involving an alleged violation by the Agent or Owner, or both, of any lawpertaining to fair employment, fair credit reporting, environmental protection, rent control, taxes, or fair housing, including, butnot limited to, any law prohibiting, or making illegal, discrimination on the basis of race, sex, creed, color, religion, national origin,age, marital status, or mental or physical handicap, provided, however, that the Owner shall not be responsible to the Agent forany expenses in the event that Agent is finally adjudicated to have personally, and not in a representative capacity, violated anysuch law, unless such acts and or omissions are outside the course and scope of Agent’s duties hereunder.

One suggestion would be to allow a color choice for the population growth to be absolute (# change) or relative (% change).

There was the leasing agent, planners, an interior design team to choose from the color palettes, others for security, construction inspectors, etc.

Those are all computer algorithms that can't take specific details into consideration like paint color, flooring, countertops, room layout, quality of neighbors, and many other factors.Use their numbers as a beginning analysis but then actually look at comparable rentals on the market and compare them to yours.

After purchasing, I removed all the radiators, boilers, and the large oil tank, then installed 2 central heating/cooling system's with air duct's throughout the entire home. 

Everything aforementioned is great information, I just wanted to provide a little extra color in the hopes it assists your client's decision.

Assume you will need to at least clean the ducts too.

Additionally, installing a makeup air system along with a ducted vent hood seems impractical and costly.I've considered alternative options such as a recirculating vent hood, but I'm concerned about its effectiveness in removing grease and smoke. 

As for counters, I go solid surface (a solid colored granite or quartz).  

They were talking about paint colors and how things made them feel and I was talking about cost per sq foot and the value of the property, so there was a disconnect in how we perceived the buying process.
