Balance what you are learning through KW on how to be an agent and in the real estate class (much better basis for investors in real life than agents) with going to real estate investor meetups in your area.

I might potentially purchase this house to be an investment property and rent it out. 

I really hope this does not continue to be an issue. hopefully it doesn't escalate where I have to evict. 

A HELOC may be an option but I'm full time real estate (no W2) and have a couple properties and my DTI is relatively high.
