Look at other rentals in the area and see not only how they are advertising or promoting online but also the inside and outside of the rental so you can create a similar environment to try to replicate the same results.

Both asset classes have their place.

* Do you provide move in and move out reports * How many pictures do you take of the property prior to tenant moves in and after the tenant moves out* Do you get weekly reports when the property is vacant what prospective tenants are saying about your home* Do you provide monthly newsletters to your tenants* Do you hold investor education classes to help me become a better investor* Do you have single point portfolio based management services?

Just don't combine old and class D unless you have a very good reason. 

If you start buying properties in Class C neighborhoods, you can take advantage of higher and more stable rents/renters with Section 8 vouchers. 

A few rentals along the way but realistic on returns 5 to 6% for solid A/B class is where we like to be.

I like to stay in the working class areas as they make enough to pay the rent and bills, but don't have the financial discipline to save enough to purchase their own home. 

But if you can find an investment that pushes out beyond the next 2 or 3 years into a  “different” financial environment you might have a better risk reward return. 

Yes, #1 isn't exactly true, but it makes a point that not every landlord and rental can expect to get an A/B class tenant.

The collateral is so so and some have preferences such as certain asset classes they will invest in, but generally speaking, you can obtain an equity deal with very little skin in the game.
