Good post.We use a competent SEC attorney that creates all our docs and does the state filings. 

I have family in Houston, Dallas, and the Valley, I was networking with brokers in San Antonio, but the Taxes seem to be quite high as well in that State, although much favorable laws/regs on the landlord side.

As with all regions, the Oregon Coasts' counties and cities are tightening their rules (and quantities of allowable vacation rentals) and there are a few adjustments to last year's regulatory landscape.

I'm terrified enough of doing this out of state, so I am not interested in additional complexities with BRRRR.

I do not worry much about "hurried or sloppy work" because it is also in my contract that all work must pass inspection, which may include the city / county (for permitted projects), lender and myself.

I don't mean to throw shade at my fellow Illinois residents, but I'm quite bearish on this state for the long-term. 

House hacking is financially a no-brainer and no city in the US (including Chicago) has more duplexes than Milwaukee.

I understand why carriers associate Condo/PUD construction with greater liability risk (I am sure being based in Philadelphia, a jury friendly city doesn't help either) but curious which carriers others are finding to price coverage without this exclusion and also price the coverage competitively.This also serves as a reminder to review the coverage when you hire a GC for more substantial or unique construction assignments. 

Mexico is already building tent cities to house them.
