If you own part of an LLC that owns all the real estate, than only that LLC can do a 1031 for the entire amount.

If you're investing locally and want to learn the business inside out, managing yourself can be really educational and will save you some cash.

Do you think it's common for a tenant to sue for an amount greater than insurance can cover, then take your property or even your personal assets? 

For example he is trying to place a bookcase door to access a small amount of storage from the bathroom.  

Analyze the property and determine what price you are willing to pay, then offer that amount.

If there is a due on sale clause in the loan doc then it doesn’t matter what the loan officer told you verbally.I’m not an attorney, but from my understanding of the loan is still in your name personally a good litigator can pierce the veil and your LLC protection wouldn’t amount to much.

I was wondering when you bought the laundromat were you able to get financing like sba or did you have to pay cash since it was such a small amount in general?
