You can still file for permits where I am, if you can do it electronically, which you haven't been able to do in the past, but they aren't closing permits indefinitely so even if you were to finish a renovation, your permits would not get closed.

I'm open to doing rehab, but my overall goal is definitely to buy and hold indefinitely (until it makes sense to sell of course) as I look to this being an income replacer.

For me I will very likely hold all my rental properties indefinitely and have them ultimately pass through my estate so all taxable gain (attributable to both the price appreciation and depreciation taken) will be wiped out so an IRA would only be a detriment for me.
