Any investors or agents in Porto?

You may want to find a good agent in the southern NH area as I'm hearing that market is prime for investment with people moving up from MA, but your other markets might be just as solid.Also, since you're already an agent, it's pretty easy to get your reciprocal license for NH or RI.

Does anyone have any contacts they wouldnt mind sharing that can add me to their buyers list?

The best scenario for the buyer buying subject to is to have enough money and good enough credit to qualify for a new loan at current rates should the due on sale clause be invoked by the lender  

(this has happened to me before here in Florida) Once you get more info from the agents you can hone in on which area you need to focus on. 

Having to “disclose” the work in the flip basically is mandating doing something that helps the buyer recognize the scope of the change which justifies the mark up.  

One trend I have seen shifting in my market, Sheboygan County, is going from a sellers market to a buyers market. 

If your agent thinks he cannot sell the property, time to get a new agent.
