I wanted to house hack a duplex/triplex but, being so cash poor from the break up, I do not have the 15-25% down that my lenders are telling me will be needed for a mutli.So, does anyone have any advice for someone like me who is new to this and not connected to any private investors yet that trust me enough to work with?

Contract is probably cleaner as you could more clearly define defaults and remedies in the agreement that would allow for a breakup.

Her lack of income is a problem, and unless the money you're putting down is partly hers, there is absolutely no reason to put her on there, and there could be big consequences if you break up, though I'm sure you'll be among the lucky few who make it.
