The only way this might be attractive is if you have the property (park/pads)...That said, it's a low-class market...how many people in your city are really looking for mobile homes?...

If the promoter assume level or declining cap rates they are padding the IRR.

They let off cash like crazy, tenants have low expectations and you can develop multiple income streams from both lot rent, and seller financing the trailers on your pads.

Did you brake down the rent? 

maybe if it has a cement pad.

Sounds like the second home in the city will serve as a landing pad for the family (wife, husband, and adult daughter.)

I always double check my rent estimates with what is currently on the market (craigslist, trulia, hot pads) to get an idea of what amenities are being offered for that price.
