Their standard contract absolves them of their actions and hangs you out to dry so they can continue providing poor service to tenants and owners.

It just blows my mind how ridiculous this is.

There are three ways you usually remediate charring.  1) Replace 2) Dry ice blast or 3) Seal (but not with paint)

Maybe you run into surprises during the remodel and blow the renovation budget.

Douglas fir which those trees are.. need to grow in groups and not log all around them and leave a few standing.. they will blow down over time.

This blows my mind.I'm curious what sorts of things require you to be at your property "in a pinch" that would require you to be closer than 45 minutes.I live 2,000+ miles from my 12-doors and I have never had an issue that couldn't be solved by picking up a phone.Heck, I don't think a local PM would even make it to your property in under 45 minutes if you "needed" them to.

I had a busted sewer pipe in there, which has been repaired and everything has dried up, and appears to be staying dry.

Just needed to blow some steam off in the group.All 7 of my accepted offers have fallen apart at the inspection phase.Each time we find an expensive problem in the inspection and the seller is not willing to make concessions.$3K spent on inspections with no house to my name yet.
