I immedediately evicted him, it took 3 months for the sheriff to lock him out and the dog odor was so bad I washed the walls, painted them removed the furnace and cleaned inside the wall, removed the light switches and receptacles, washed the tile floors with bleach (every floor was tile), waxes the floors and I could not get rid of the odor.

Yes but we change flappers routinely between tenants (and our tenants pay for their own water).We also encourage tenants not to use items such as those bleach pellets that you drop into the tanks to keep the toilet bowls clean and/or turn the toilet water blue, explaining the bleach tends to wear out the rubber in the flappers faster.Gail

AS for mold this Is present in virtually every home somewhere.. just take the bleach to it and call it a day.

I actually provide a list with any issues I already know about (small crack in front tile in foyer, bleached spot on carpet in closet, etc.), then give them two weeks to get the list back to me with any additional issues they may find.
