As a result of all of this, I heavily modified my lease, and part of my app process is before you turn in an app I send you a blank copy of my lease to read and review and I add a question in the app that states that you agree that you have read and understand the lease.

My advice on situations like this if you are a small fish stay in your own back yard plenty of good deals .That way you can keep track of all the stuff that needs your attention fill in the blank ___.BIG fish well the whole  USA can be played they have the team in place to do a long distance rent ,rehab etc...

Unfortunately, as you mentioned, there is no definite answer that I've come across either.Logic would say that since it is a NYC property, NYC income tax should be paid; however, Column B of Form IT-360.1 literally says "Amount of Column A for New York City resident period".I've run into this scenario before and actually spoke with both the NYS Dept. of Taxation and the NYC Dept. of Finance on multiple occasions - neither know the answer. 

On rare occasions I've heard of brokers wanting nothing except referral clients to purchase property through them, but again that's pretty rare. 

Often some of these documents are provided at or near the escrow close and on occasion are not fully finalized (in the case of the GP entity docs) until after close.
