I had to have new footings poured for a 3rd floor deck, the  first contractor said these 4x4 footings Should be fine and he would redeck.

I did need to spend part of the spring redoing the deck railing, painting exterior trim, replacing some deck boards etc.

I was reading into the California SB721 Bill, which is the Balcony Inspection bill that requires certain multi-family properties to complete an inspection on existing balconies and decks by January 1st, 2025. 

Sounds like you’ll have to replace some rotten decking as well, so that will add to the difficulty.

The inspector said they have to remove the deck to see the full picture, but he guessed it's all along this wall and suggested that I budget re-stud the whole wall. 

Floor 1 and stairwell in 2021 and then floors 2 and 3, and exterior including decking in 2023.

Leases that were M2M, were brought to market rent and charged a utility charge-back fee.Plans to remodel units as they become available, include enclosing a 1 bedroom with a deck and converting it to a 3-bedroom unit.

Does anyone have any advice on where to find the best acquisition model to analyze deals and eventually incorporate into an investor deck?  

I replaced the front deck and landscaped the front of the house with more appealing palmettos and hydrangeas to increase the curb appeal.
