I took title to each in a separate series of my LLC, which is the same as per entity protection as having each in a separate LLC but with the organizational and accounting costs of having a single LLC.In the case of each I carried hazard and liability insurance for the INTERIOR of the condo while the HOA carried insurance for the “common” areas, including structural.This particular condo was on the second floor, with retail and office space directly below.  

I will finance it but want closer to retail and I know you dont buy like that.

I rented a 4-bed house in Royal Oak, then got 3 roommates that I charged each 30% of the rent, so they covered most of my  rent.You can do the same if you buy a house:1) More rooms the better, if renting to fellow college students.2) Can YOU live in the basement?

They recommend owners to refinance it as a normal house (4 bed 2 bath).

@Dave Harlan They have an amazing product but your better off using a mortgage broker with a great reputation for customer service because they offer wholesale pricing advantages to their brokers and the only complaints I've ever heard about them have come from service issues on the retail side.

@Anna Davis - I agree with Stuart that most properties at Auction need some level of work, especially for a retail/consumer buyer.
