It's likely that there will be ebb and flow in various markets, but I think places like Detroit and Cleveland etc have an uphill battle trying too regain former glory.

It takes disruptors and vicious battles to break the entrenched interests and status quo.  

Being pursued by something you have no way to battle is no joke.

If the fence has been there for a while and you are just now learning that it is on your property, you may be in for a battle difficult to win. 

I would consider that a material fact if the intention was clear that you were going to maintain this as a rental property, however if you do legal battle with them I don't know how much you'd realistically get.

Everyone we have networked with says we must have skin in the game to do any kind of joint ventures/learn from them or even join a team, which we would love to do, however we basically gave our life savings to a family member to deal with a health battle.

@Brett Prescott Congrats on your first purchase, it's 90% of the battle getting into real estate.

It just seems like a losing battle "managing the property manager" for $150/mo. after CapEx, and a 2-3% annual appreciation (most Turnkey markets).
