To avoid all issue we charge a flat fee to both tenants and we pay the bill.

Most property manager cover all the services you offer charge a flat fee of 20% gross revenue. 65% is exorbitant - its 3.5X the market rate.

If you read through the posts on subject to in the various threads, you find people who believe subject to takes advantage of sellers, takes advantage of buyers, is unethical because lenders aren’t “informed”, violates some “duty” a borrower owes to a lender, or is flat out illegal.  

Find a flat fee or 1% commission agent that works with volume investors. 

As a student of history and electoral politics, my hypothesis was a flat no, and the research did verify at least most of my assumptions.However, I could have written a book about this topic, and I really don't think I can answer the question succinctly enough in 2,500 words.

When we do rent it out, we plan to add a flat fee for the included electric.
