BACKGROUNDFor the last couple years, we've had one single private lender that we've partnered on rehab projects with.But after reading and watching Alan Cowgill's material, we decided to host a luncheon, so that we can take on more projects.After speaking with our Accountant, attorney, and speaking to the SEC, we purchased a mailing list of local Accredited Investors, and sent over 1000 of them very nice, professionally-done invitations to our luncheon.We even hired a company to man a toll free line so that we could accept RSVP's 24 hours a day, 7 days a week.The luncheon was held at a very expensive, 5-star hotel in our area.THE PROBLEMOnly one attendee showed up.We're thinking about giving it another try.

If you attend an REIA, the simple truth is that the great majority of attendees have never done a deal.

As Aaron mentioned, we have a local meetup where investors and soon-to-be investors meet, talk and sometimes put deals together.I'm working with a few other investors and attendees building a spec house in downtown Royal Oak.

I know both of those are inaccurate and I didn't see how someone could see the attendees or balance of speakers.

Of course only room for 45 attendees but over 60 wanted a sign up sheet.I had a time conflict with dates so didnt even think of it.

If he is willing to do the leg work and beat the bushes for deals he will find them.No class is going to assure him success but a lack of marketing money will probably ensure his failure.If you look at any RE seminar or boot camp, the VAST majority of attendees will never make their money back.
