Not saying that those are possibilities but understanding those potential outcome and doing what you can on the front end (screening + clear expectations) to avoid them.  

As Poster above noted, Cash Flow and Income tax/Income are two different outcomes.4. 

This is real estate investing and there are multiple variables that affect the performance and outcome of any investment property over time, both for the positive and negative.

Live in flip would be a bit harder, for sure, but arguably the better of the two options on net outcome but also with sacrifices needing to be made.
