Your LLC has no "business" other than the asset(s) it owns.

Its illogical in my book and If I couldn't figure out how to see my own asset, I'd just invest in mutual funds.

I have about 100k in assets both personal and business I could sell, but part of me thinks that’s extreme and I’ll sell “myself” along the way with all my stuff.  

The bottom line is this: Concealment is not asset protection, proper (time consuming and expensive, I know) management, and good, prudent, practices (ditto), WHICH ARE ADHERED TO, and insurance (expensive), are needed for asset protection.

The FFE and other assets of the business cannot be 1031d anyway. 

That being said, I will preface this with the fact that I have a legal background, specifically with estate planning and asset protection as it relates to real estate.

Obtaining the FHA loan is great and you could repeat the process after about a year with the right lender.

While this is municipality dependent, if the contractor is not licensed you likely cannot obtain the necessary permits and approvals.

if you had a particular asset of real estate you were interested in I'm sure you'd be able to find a broker in need of help in one of those.
