I don't know you Bill and I've never met you Ken albeit I'd sure like to get to know you both.I have read a number of your very clear headed, intelligent and knowledgable articles and posts along with all the comments and replies and you are spot on in the way you articulate and handle yourself Ken.Bill, you're no rookie in this biz either I can tell. 

They really have articulated the secrets of their success, and allow their brokers to share that. 

Will the funds be used for flips, rentals, etc.The best way to locate and secure private money is get very clear on how the funds will be used, how much the investor will get paid and when they will get paid back.Once you know the product you are selling and can concisely articulate the benefits to the private money investor, PM will show up when you least expect it.Good luck!!

Frank,Whoever you choose to do this with, make sure they have a thorough understanding of the self directed IRA rules and can articulate them clearly to you. 

Thought I'd share my reasoning which may or may not have any applicability to you, but is helpful for me to articulate

Being able to sit in your mentor's office and listen to how he makes calls, articulates his message, negotiates deals, etc. is highly effective.As for other advice, be ready to go at least a year without any income if you decide to go into brokerage.

You should be able to articulate, in writing, at or about the time the application is rejected, why you are denying rental.
