I subscribe to quite a few metrics followings and believe Cushman Wakefield puts out excellent analytics on the numbers and forecasts based on facts and not emotional poppy ****.

That doesn't sound very analytical.

I am looking to add 5-10 units in the next year in either central Texas or Mid-Willamette Valley in Oregon.I have a strong analytical background and am looking for a partner who would like to put their capital to work in the most efficient way.

I have a few friends that are currently doing this and they think its great, but they're not very analytical as far as tracking their numbers.I've completed my cash flow analysis below.

VP of Operations at a college (new construction, Facilities and Grounds, SFR purchase in surrounding neighborhoods), Personal residence (live in  flip), MBA emphasis in Entrepreneurship, Analytical work for a private equity firm-Mike

I am definitely the analytical type and it's difficult for me to establish an emotional connection.

Not desirable at all, for my area (as there's better SFH rental potential at lesser prices), but plan C.I'm trying to put in practice analytics of exit strategies and think through multiple risk scenarios, but think this is a good first step/learning opportunity in REI.Thoughts?
