When investing in Buffalo, I will reiterate that this is not the most landlord friendly state, but by setting proper tenant screening criteria with your PM a lot of issues can be alleviated.

I wish more people had your dislike of Ca as we have too many people. it would alleviate the housing shortage. by the way my market is more expensive than your example (at least the most urban areas) and has few smog days.
