Some other other options to consider that may be easier, would be these: 1) Take your $840k and have a money manager at Vanguard, Fidelity or Schwab invest it in individual bonds at a 4-5% return.

comment of the year, as I agree - you go on many of these facebook groups and I shake my head at the amount of kool-aid people drink, and would have used the same term you used but thought it probably not as PC for me to say it.

One of the features I like from Pipedrive is that you can add multiple properties to an individual.

I actually keep a list our bookkeeping firm recommends based on firms/individuals we and our Clients have had good experiences with as well as I've personally had good experiences with.

You will have two separate K-1s as you are each individual owners.

BUT, then you want those landlords to judge every single tenant individually and not lump them all together with the ones that lie, cheat, steal, and destroy the property on purpose?

I personally avoid individual showings and schedule open houses instead.
