You are on the right track with adding a business for cash flow into your strategy.

This is a large community and someone might give you some insights on the lender or the loan officer.

@Blaise Bevilacqua - I agree with the added expense items that others have called out including vacancy, repairs/maintenance, capex, unit turns, and low insurance.

We had a plan to build a large real estate portfolio and then sell it in five years and divide the money.

I was referred by a rather large investor friend of mine to them.

Here is a list of why adding ADUs in my CA market is typically a poor RE investment:1) The value added by the ADU addition is often significantly less than the cost of adding the ADU.

I think 2025 will be, by and large a buyer's market, and that the new administration's policies only, and again incrementally, make me more confident that this will be the case.What do other investors think? 

Hi Angelica,Just adding my own 2 cents worth here from a deal I did not too long ago:I bought a prop off Auction.com about 2 years ago.

If not, these are liabilities and wouldn't advise adding debt.
