IE those of us that acutally buy things.. the rest are there observing and trying to figure it out.I would buy 2 or 3 homes in a day and folks would come up to me and start asking me all the usual questions..

The house we live in is a cute renovated victorian that is close to everything.

We have an acute housing shortage that just gets worse.

I did a quick mockup of some curb appeal, but I think it's over kill for the neighborhood.It is a "Cute" house on what looks like a nice wide lot, or an empty lot next door (that looks like a jungle of mosquitoes and snakes).A little curb appeal goes a long way on some of these lower end homes, but the neighborhoods tend to be "Worn" and it not worth it.

It's a cute house, in a nice suburb, with good schools, and job growth so I want it to be a long-term hold.  

In the end, the "working investor" should be paid a cut of hte deal proportional to the amount that they have earned/credited to the deal. 

"when it rains, it hurricanes"   as in it won't just be a cute single, expected problem, it will be about 4 big problems, 3 medium ones and a surprise vacancy of 2 units all within a month, something crazy like that and it's going to test your wallet!
