I can tell you what we actually did.  

There are books written about this details but keep you focus on the end goal.The first deal turns theory into actual tenants, actual maintenance problems, etc. 

@Matt Wanyes but... is that actually your biggest concern? 

The main reasin is for a better clearance of liability. with you editing a signed contract, that has a high Probability of letting a tenant be able to void the contract and it actually happening.

So in reality our MTR rent -- especially in the off season -- pretty much covers the utilities, furnishings deprecation, and another hundred bucks or so, at least in the off-season. 

Most will work hard when they are doing the capital call (a few of my deals did that) but some actually called to discuss the situation.

Set a goal of 60 days to educate yourself and dedicate 30-60 minutes per day actually doing it.

I am actually doing a flip right now and hard money lender isn't the easiest to give us a loan for the rehab (draws verse pulling all at once, which is normal).
