For me I have 3 main goals I am shooting for:1) Pay back the debt I acquired purchasing rentals this year.

Does anyone have any strategies on working with private lenders to acquire rental properties without using capital??

I do intend to acquire more LTRs in TX over next 2-3 years.

When I was acquiring, we made 25+ offers/week on the MLS to try to land one deal! 

You can acquire the properties without having to use a portfolio loan and avoid the higher interest rate. 

I changed my strategy from 2 years ago of acquiring more doors and "cash flow" to now looking at the asset if I continue to buy.
