The city has been trying to decrease density in areas it wants gentrified for a long time. 

We are considering building a small multifamily a couple duplexs, a tri or quad in a small suburb of a larger city (ie Nashville, Knoxville, Atlanta, Ashville). 

Also It seems that in my city this doesn't exist with a duplex, triple etc.. 

In the city of Racine, I have noticed the the property values are low compared to the amount of rent you can receive.

Keep in mind these cities become hot because of past data, not future.
