Recommend:1) Speaking with a landlord-tenant attorney about your options2) Keeping an eye on the property -> ask your old neighbors to do so if you are too far away.3) Try to do a surprise visit to catch who else may be staying there.

We NEVER pick up rent from a tenant and do not need an excuse to visit the property.

I visited Belize about a decade ago and loved it! 

When going to the Tenant rights page it states I have to provide 90 days notice for an increase of rent.

Now keep in mind that a LOT of people visiting my website are competitors and investors copying my site you can imagine that my conversion rate is quite high.So what you should be asking is really this.

You will be competing with people who have 'boots on the ground' and can visit any property owner with short notice.While wholesaling from afar is possible, it is recommended to begin closer to home.
