The loan programs of your buyers will dictate how much of a credit you are allowed to apply to their closing but it certainly helps to move inventory when you offer an incentive.

not sure how sec 8 works exactly in cleveland but in areas I owned sec 8 leases could only be written for a year.. also its only guaranteed if the home pass's inspection and the tenant stays on the program etc etc.. if you have a GOOD sec 8 tenant then yes its very predictable.

Depending on the lender and program your biggest hurdles might be credit score and income and time in job.

City National Bank has a $50K grant program for homes in certain neighborhoods.

Batch is good for built in ad ons.I’ve come to realize neither program is going to be perfect.

This process can take a couple of months if the tenants are cooperative, but will likely take 6+ months and possibly over a year.Do you know if the tenants for the subject property are cash tenants or program/voucher recipients?
