W of I-25, as close to the mountains as possible will be easier to find tenants generally speaking (also think of the commute into Denver), and the spring will be the easiest time of year.

Zoned 401-commercial. .353 acre lot7 0f 8 units updates in past 7 years. unit 8 in good condition long term(13 year tenant). all 1 bed/1bath. fully occupied. 4 units on 1st floor, 4 units on 2nd. just had the parking lot repaved spring 24', good drainage.

Spring appraisals use winter comps, which often creates an issue when you sell a property in the highest price season and use comps from the lowest price season.Refi appraisals are generally the worst.

For recent purchases: less than 3 years, you probably have to grow with them and think about how can you maximize returns: maybe ADUs, or Coin-laundry or e-pay, renting space on the property for storage, air b and b or mid term rentals, splitting the lots, Tic sales etc... or value add to increase appreciation faster!!

The heating and cooling seems to cause the vinyl to expand and contract (especially under rugs and piles of laundry where the floor is insulated from room air)   It was especially bad with the adhesive edged LVP we got from HD.
