@James Lim - there are many commercial lending options that would prefer you to close in an LLC.

@Kimberly Lim SoCal is a beautiful area that attracts cash buyers who are willing to take on lower cap rates because there is no debt servicing.

If you don't want to give your primary cell to tenants, an alternative to Gvoice would be a double sim card phone, they're pretty common.Been happy with Cozy so far but wish the would put account identifiers on the transactions that get downloaded from the account so they could be easily sorted.

And unlike how we close on the west coast the day you open escrow you have a pre lim / title report/ title binder  what ever you guys call them  within 48 to 72 hours.. were as in SC its an attorney state so they wont routinely order title until about a week before closing.. because they don't want to get stuck with a sale fail and who is going to pay the abstractor fee.. so I see their point.. but on my deals I want title run day one..
