Usually the seller completes these before closing, but for the "as-is" sales or foreclosures, they tend to put that responsibility on the buyer.

Seller Pre-Sale Financing: Consider selling the tenant-occupied property "as-is" now to an investor, perhaps at a slight discount, which could save time and eliminate renovation costs.

Most sellers that are open to selling you a deal off-market are just like I was with my rentals: the way to motivate them to sell is to give them a price HIGHER than they think they can get on the market.

Seller financed (probably) won't be reported to the credit bureaus and so won't impact your credit score at all.

We are starting to see more sellers open to real estate contracts and have some great lenders who have great programs.
