This morning I was awaken by one of the doorman saying that the guy has returned to the gated community with his wife and they were enraged that their access to the driveway/road that leads to their house had been repudiated (none of the other HOA board members were home).

Starting in January, you religiously put $ 250 into an account and never touch it.  

The property is located in an area with a fairly heavy religious base and there is already a large number of over 50 and retired folks in the immediate area.

Someone that simply counts on the lender not finding out might be in for a very expensive and rude awakening.

I found the owner (of the parcel) and it belongs to a religious community center, which building a new center in the neighborhood.

We are quite alternative folks and have been on a journey of financial literacy awakening and skill building.

We made good money but I wrote so much off that when I went to real estate full time and left my firefighter job I had a rude awakening when I could not finance a loan conventially.  

I would suggest picking 1-2 key non-family-but-important-tasks per day and religiously finishing them.

@Andrew AcunaI think it depends on the size of your portfolio and religious you are about followup with different methods to get the tenants to change something. 25 -30% will adopt the change right away.

I've known several other investors who purchased duplexes though, intending to use them as duplexes, only to get a rude awakening from the city.Also, be aware of historic zones.
