One issue with 'sneaking' an STR in is that once the board finds out they could hastily react with some type of addendum to completely restrict all STRs.

China buys a LOT of US Bonds, driving interest rates higher if they react Trade wars can raise interest rates because they drive inflation, and the Federal Reserve is as allergic to too much inflation as I am to shellfish, and interest rate increases are their tool of choice.China is the biggest holder of US notes.

I'm a Vegas native and I know this town like the back of my hand. 

I'm a native as well, and have seen storms going back to Hugo in '89. 

We have a similar issue here in South Florida but with lizards and other native species.
